Commercial Maintenance Program
The comfort of everyone on site is essential to operating a successful business. The preventative maintenance on your heating and cooling equipment will help prolong the life of your HVAC systems. We constructed a maintenance program for our commercial customers that offers in depth tune ups and photos for documentation. Annual Maintenance Agreement which includes 4 visits: Our first visit will include a full report with photo documents of condition of equipment and work performed. All subsequent visits will also include photo documentation and full reports including necessary and suggested repairs.
Spring- Visually inspect condition of air conditioning and economizer system.
- Clean evaporator coil with commercial specially formulated cleaners for commercial grade equipment.
- Clean condenser with specially formulated cleaners for commercial grade equipment, splitting coils if necessary.
- Check all motors and fan blades for proper operation, oil and check bearing condition.
- Check delta-T across evaporator coil.
- Check delta-T across Condenser coil.
- Check subcooling/ superheat.
- Check refrigerant levels including 2 stage cooling units.
- Check operation of economizer and clean economizer filter.
- Check capacitance of all capacitors.
- Change filters with date on filters and a photo confirmation.
- Check compressor current draw.
- Check oil levels (if applicable).
- Check and clean condensate pan.
- Check all electrical connections and tighten if needed.
- Check all compressor safeties including, but not limited to, high pressure, low pressure, and overload protection.
- Check TXV and adjust if necessary
Summer- Visually inspect condition of air conditioning and economizer system.
- Check refrigerant levels and operation of unit.
- Check multi compressor functionality.
- Change filters and belts with date on filters and a photo confirmation and leave a spare belt in every unit.
Fall- Visually inspect condition of heating and economizer system.
- Change filters with date on filters and a photo confirmation.
- Visually inspect heat exchanger for cracks, corrosion, or breaches of any kind.
- Check overall operation of unit.
- Full ORSAT combustion analyzation including checking gas pressure, Co, Co2, O2 levels, flue temperature, heating efficiency.
- Check performance of all motors including amp draws oil and check bearings condition.
- Check capacitance of all capacitors.
- Check amp draw and clean flame sensors.
- Check all safety switches for proper operation, including but not limited to limit switch, rollout switch(s), and pressure switch.
- Check burner assembly operation with flame condition.
Winter- Visually inspect condition of heating and economizer system.
- Change filters with date on filters and a photo confirmation.
- Change belts leaving a spare belt in every unit.
- Visually inspect heat exchanger for cracks, corrosion, or breaches of any kind.
- Check overall operation of unit.
